What is the process if I am interested in renting a property?

The process is simple, most people want to view the property before renting, so call us at 801-473-1127 to schedule a showing. If you like the property, fill out an application online though this website by visiting the Vacancies page. We will review your application and if you meet our requirements we will notify you of your approval and coordinate to sign a lease. If you know you want the property but can't schedule a showing you are welcome to apply before viewing the property.

How do you select an applicant to become a tenant?

We follow fair housing guidelines and do not discriminate against any protected classes. We have standard minimum criteria that we use to approve applicants. We conduct a background check, eviction check, and credit check on all adult applicants, we verify employment (or source of income) and income amounts, check previous rent references, and verify any other references.

What happens if more than one person applies for the same property?

The first qualified applicant(s) are approved. A complete application means that the online application is filled out with all required fields and the application fee has been paid. If a co-signer is needed, all documentation from the co-signer must be received before an application is complete. If more than one adult intends to occupy the property, all adults must submit an application and pay the application fee in order for that application to be complete. If one individual of a group applies without notice that there are multiple applicants, the application fee may be charged and application reviewed; however, the application will not be complete until all adult applicants have completed their application. In this case, an application fee will not be refunded and another applicant who has completed the application may qualify first. If the applicant(s) meet the minimum criteria, the applicant(s) will be notified through email or phone and will have up to 24 hours to sign a lease and pay a deposit or we will move on to the next applicant and application fees will not be refunded.

Do you charge an application fee? Is it refundable?

A $30 application fee is charged for each applicant. If your application is processed, this fee is non-refundable. The fee is used to cover administrative costs, including a credit and background report. You may pay this fee by credit card while filling out the application or choose to come to our office to pay by certified funds. Most people find it easiest to pay by credit card while filling out the application.

Who needs to apply?

Any and all adults (Over 17 years old) that intend to occupy the property need to apply.

Do you allow Pets?

Every property has different pet policies, please review the listing details and call for any clarifications on pet policies. Additional pet deposits and/or fees may apply when pets are permitted.

Do you allow companion or service animals?

Service or companion animals which are necessary for a tenant's disability are allowed. We do require verification of the necessity.

Can I review the terms of the lease before applying?

Yes. You are welcome to request a copy of the lease and any other terms or rules and regulations for your review before applying, just email office@ameritrue.com

What minimum criteria must applicants meet to be approved?

Many of our properties have different standards for applicant approval and criteria are subject to change at any time. Below are some of our most common criteria:

  • Monthly income of 3 times the monthly rent, and stable employment or other source of income
  • Good landlord references and history
  • Minimum credit score of 600
  • No bankruptcy within the last 4 years, details will be reviewed
  • No evictions within the last 8 years, details will be reviewed
  • No felonies within the last 10 years, details will be reviewed
  • No sex related criminal offenses
  • No violent or drug related crimes within the last 8 years

What can I expect while renting from Ameritrue?

You can expect professional courteous and respectful interactions with our staff. We do our very best to provide safe and functional property conditions for our tenants. We have a full time maintenance staff and can usually address maintenance requests within a few days, depending on the urgency. You will be able to pay rent online, you will be able to submit maintenance requests online. We do quarterly property inspections to change furnace filters, check safety systems, and create a general condition report of the property. We do our best to give 24 hours or more of notice for any inspections. Unique circumstances may require shorter notice.

How much of my security deposit is refundable?

This will depend on what is specified in your lease. Usually the cost of professional carpet cleaning is deducted when tenants move out and the remainder of the deposit is refunded. This assumes that proper notice was given, all rents have been paid and the property is left clean and damage free.
